Theft is a petty crime that unfortunately happens when we least expect it. Whether it be at a small or large scale, the effects last long after the items are gone.

You may be wondering, in the case of this unfortunate event happening at home, how am I covered? If you experience theft firsthand, such as items stolen from your vehicle, you must immediately advise your Landlord. They can help to provide solutions and establish next steps. However, in the case that something is stolen from your vehicle, causing physical damage; your Landlord is not responsible for the damage.

A landlord is responsible for providing and maintaining the parking lot area and ensuring the rest of the rental property is in good repair and fit for habitation. They also are required to comply with health, safety, housing and maintenance standards for your unit and the building as a whole. Your Landlord cannot guarantee that your car will not be damaged or stolen in the parking lot.

Your Landlord is responsible for things under their control. 

As a tenant, it is highly beneficial to invest in tenant insurance for your belongings and your unit because the Landlord's insurance only covers structural damages and negligence. Landlords insurance does not cover damages to the tenant's personal belongings unless the Landlord caused the damage.
