Finding the perfect rental is exciting, but conducting a thorough walkthrough of the apartment is crucial before you sign the lease. This is your chance to inspect the space, identify potential issues, and ensure it meets your needs. A careful review now can help prevent surprises later. Here’s what to look for during an apartment walkthrough:
General Condition of the Apartment
Assess the unit overall. Look for any visible signs of damage, such as cracked walls, peeling paint, or stains on the ceiling, which could indicate leaks. Check that doors and windows open and close properly and that locks function securely. Ensure the provided furniture is in good condition if the apartment is furnished.
Appliances and Fixtures
Test all appliances to confirm they are in working order. This includes the refrigerator, stove, oven, microwave, dishwasher, and laundry machines if they are included. Turn on faucets to check water pressure and ensure hot water is available. Flush the toilets and check for leaks under sinks. Light switches and outlets should also be tested to verify they work.
Heating, Cooling, and Ventilation
Proper heating and cooling are essential for a comfortable living space. If the unit has a thermostat, adjust it to see if the heating or air conditioning turns on. Check for air vents and ensure they are clean and unobstructed. If the apartment lacks central air, confirm that fans or AC units are available, especially in warmer climates.
Safety Features
Safety should be a top priority. Look for smoke detectors and carbon monoxide detectors and ask when they were last tested. Check for fire extinguishers, especially in kitchens. Ensure doors have secure locks and that windows have functioning latches. If the unit is in an apartment building, ask about security features such as controlled access, security cameras, or an intercom system.
Plumbing and Water Issues
Water damage can be a hidden problem in rentals. Look for mold or mildew in the bathroom, around windows, and under sinks. Check for any signs of leaks in the ceilings or walls. Run the shower to test water pressure and let it run for a minute to see how quickly it drains. If possible, visit the apartment at different times of the day to ensure plumbing issues aren’t more noticeable during peak hours.
Noise Levels and Surroundings
Take a moment to listen to your surroundings. Can you hear loud neighbours, street traffic, or construction noise? If possible, visit the apartment at different times to gauge noise levels during the day and night. If you’re viewing a unit in a multi-story building, check if you can hear footsteps or other sounds from above or next door.
Pests and Infestations
No one wants to move into an apartment with pests. Look for signs of insects or rodents, such as droppings, dead bugs, or crew marks on baseboards. Check inside cabinets, near pipes, and in dark corners for any signs of an infestation. Ask the landlord if the building has had pest control treatments.
Lease Agreement and Policies
While not a physical aspect of the walkthrough, it’s important to clarify details about the lease before committing. Ask about maintenance responsibilities, pet policies, and any restrictions on decorating or subletting. If utilities are not included, inquire about average costs.
A detailed walkthrough ensures that you are making an informed decision about your next home. If you notice any issues, document them with photos and bring them up with the landlord before signing the lease. A well-prepared tenant is more likely to have a stress-free renting experience.
