The Tenant Selection Process In Ontario

A good tenant can comprise many different things, but it always comes down to how they execute responsibility and commitment during their tenancy. The Residential Tenancies Act (RTA) in Ontario outlines the duties that both potential tenants and landlords must follow at all times. The relationship between both parties begins during the tenant selection process. 

Below are nine questions that landlords have the right to ask when undergoing a thorough screening process:

  1. What is your income?

  2. Do you currently work and where?

  3. How many people will be living with you?

  4. What are the names of people who will be living with you?

  5. Do you have pets?

  6. Do you smoke?

  7. Do we have permission to do a credit check (requiring: full name, date of birth, current address)?

  8. Do you have references from past landlords?

  9. If needed, do you have a guarantor or co-signer?

Similar to how you would like to find a home that is right for you, landlords will make conscious choices to select a tenant that is the right fit for their property. When looking for your next home, preparation is vital. Being prepared with all the answers to the landlords' questions will ensure a smooth experience for all parties involved.
