Everything You Need to Know About the 2023 Rent Hikes

As a tenant in Ontario, you must be aware of your rights and the landlord's responsibilities when raising your rent. Below are four key things you need to know about rent increases in Ontario.

  1. Rent Increase Guidelines

    The government sets annual rent increase guidelines in Ontario to protect tenants from excessive hikes.The guideline allows landlords to increase rents by a maximum of 2.5% for 2024. These guidelines apply to most residential rental units, including apartments, houses, and condos.

  2. Exceptions and Special Circumstances

    While the annual rent increase guideline applies to most residential rental units, some exceptions exist. Notably, new buildings or units constructed after November 15, 2018, are exempt from the first year of occupancy guidelines. Additionally, certain types of rental units, such as those used for commercial or industrial purposes, are also excluded from these guidelines.

  3. Notice Period for Rent Increases

    Landlords must provide you with written notice of any rent increase at least 90 days before the proposed increase date. The notice must include:

    • The new rental rate.

    • The date the increase will take effect.

    • A statement indicating that you have the right to dispute the increase.

    If a landlord fails to provide proper notice or attempts to raise the rent beyond the permissible guideline, you can dispute the increase with the Landlord and Tenant Board.

  4. Disputing a Rent Increase

    If you believe a rent increase is unreasonable or exceeds the permissible guidelines, you have the right to dispute it. To do so, you must file a dispute with the Landlord and Tenant Board within 30 days of receiving the notice of increase. The Board will then review the case and decide based on the evidence presented by both parties.

Knowing your rights and responsibilities as a tenant in Ontario regarding rent increases is essential for a smooth renting experience. If faced with an unreasonable rent increase, remember that you can dispute it through the Landlord and Tenant Board. Being informed and proactive is key to ensuring a fair and lawful rental arrangement in Ontario.
